One-storey garage renovation and house extension in Caldy

For this extension, we were lucky enough to be given a head start. One of our Caldy customers wanted a new extension, including a bedroom and bathroom. Fortunately, they already had somewhere in mind. Their garage, which was already attached to the house, was made available to us. This made the project as much of a renovation as it was an extension, but that was okay. At CP Developments Ltd, we never shy away from a challenge.

Assessing our assets

If we already have the fundamental structure for an extension in place, it changes our game plan a little. Rather than designing from the ground up, we take into account what’s already in front of us. Here we had a good-sized garage, with plenty of room to accommodate a cosy bedroom and bathroom combination. The standing walls and the foundations were solid, and offered us a great starting point.

The devil is in the detail

When working with an existing wall, you have to maximise the space available to you. We already knew that our client wanted a bathroom and a bedroom in their extension, so our design reflected that.

Laying the groundwork

While the garage was already built on solid foundations, our client wanted a working bathroom in there. This meant pipes for both plumbing and drainage being laid into the floor.

Walls, windows, and doors

The garage was originally windowless. To maintain the structural integrity of the outer wall, we installed a horizontal window. This still allows in a lot of natural light, but lets the new bedroom retain its strength. Inside, we created doorways in the adjoining wall and built an internal wall to separate bedroom and bathroom.

The bathroom

Speaking of which, we needed to ensure that the plumbing and drainage was adequate for the new bathroom. We also needed to lay tiles and protect the walls from any moisture caused by the steam.

The finished extension

After 16 weeks of hard graft, the extension was completed. With some plastering and painting to finish things off, all that was required was to move in the new furniture.
