One-storey building extension in Oxton

Many of the extensions that we build are for wholly practical additions to a property. Larger kitchens are popular choices, as are extra bedrooms and the like. This project in Oxton on the Wirral was a little different in that it was for a gaming room / utility room. While it changes little from our perspective – a new room is a new room, after all – it’s a nice change of pace.

The design phase

In essence, what we’re looking at here is a ground-level basement. You know the sort of thing you see on American TV shows like The Simpsons and That 70s Show? That’s what we’re building here, we’re just constructing it outside rather than converting the basement. From a design point of view, it was pretty easy.

We knew from viewing the property that we had a large patch of land on which to build. That freedom allowed us to consider a number of approaches before getting the final say from the client.

Groundworks, walls, and roofing

When we build kitchens and bathrooms, the plumbing and drainage is a key part of the groundworks. With this project we only needed a single drainage pipe for the washing machine in the utility room, which made laying the foundations that much easier.

The overall structure was a regular rectangle, while the roof was almost trapezoid in shape. It consists of three planes, with two of them braced against the rear wall of the house. It’s a good, solid design that results in a sturdy roof, which is just what we need.

Doors and windows

We added a pair of French windows to the main wall, flanked by a pair of vertical windows. These look great and let in a lot of light, while still being more private than a patio door. A pair of smaller windows were also added to allow more daylight into the room.

Finishing up

With the extension built, it only required us to add the wiring for the electric, lay a new floor, and plaster the interior walls. This done, the customer just had to bring in their furniture, appliances, and gaming equipment.
