Two-storey building extension and loft conversion in Caldy

Sometimes a house extension is just adding an extra room onto the side of a property. Occasionally, it is an awful lot more than that. This project in Caldy, for instance, is definitely not your regular extension project. Our client wanted the whole exterior wall extending to accommodate the whole of the ground floor.

This part of the extension was also to house a new fitted kitchen. In addition, the left-hand side of the extension was to be raised up to the first floor, creating a two-storey extension. The right-hand side was to stay where it was, its flat roof being used to accommodate a skylight.
As if all that weren’t enough work, the client also wanted us to convert their substantial loft into a new bedroom / living area.
We knew going in that this was going to be a big job and, indeed, it took the better part of 20 weeks to complete. Considering the sheer size of the undertaking, an awful lot got done in that time.

Plans, drafts, and calculations

Two-storey extensions require a lot more planning than a one-storey effort. It’s not simply a case of adding another floor. The first consideration is the foundations. Not only are they taking the extra weight of another storey, but also the traffic up and down stairs. Of course, stairs are another thing to think about, especially how much space they take up in a given room. For our customers, this isn’t a problem. You tell us what you want, and our designers, engineers and draftsmen will handle the mechanics of it.

Working from the ground up

With a two-part plan like this – that is, the extension and the loft conversion – you can start with either piece. From our years of experience in the trade, we like to sort out the major structural changes first. This means laying the foundations for our extension, according to the calculations we’ve already run. Once this is done and all the relevant utilities plumbed and plugged in, we can raise the walls for the lower floor.

The ground floor ceiling (or first-storey floor, if you prefer) gets installed before we begin raising the walls again. It can seem ponderous, but it’s important to cap off one part of the building before advancing to the next. For starters, part of our crew can now tackle the ground floor interior, while the rest of us continue building the first floor.
